Answers to a few of the frequently asked questions

I want to add a shed to my yard, what are the regulations for property line?

 The SHW HOA Declaration states;


Artice X, Section 10.1(a) "...in addition, one accessory building not to exceed 600 sq feet may be built, such accessory building not to be used for residential purposes...."

Article X, Section 10.1(v) Any other structures built on a unit including, but not limited to an above ground pool, fences, lights, and any man-made improvement that extends above the surface of the land must conform in style, color, consistency, and design to that of the single-family dwelling constructed on the unit.


 Also, per the Town's website,  "Sheds  are allowed with the necessary zoning approval and building permits.  Sheds under 200 square feet in size with no foundation, power, or water  only need a zoning approval. Small sheds under 200 square feet must  adhere to the front setback and be more than 6 feet from side and rear  property lines. Larger sheds must meet the requirements of your zone  found in the Setback & Bulk Requirements."   




Am I allowed to install solar panels on my home?

 Yes, you are allowed to install solar in accordance with the  regulations set by the Town of East Hampton and the State of  Connecticut. All permitting is the responsibility of the homeowner or  contractor that you use. 

Can I add a fence to my property

Yes, there are restrictions to the type, location, and style of fence you can install per the By-laws and Rules & Regulations of the Spice Hill Woods Homeowner Association. Also, the Town of East Hampton requires permits for certain fences.  " If the fence is under 7’ then no permits are required. If it is over 7’ then Zoning and Building Permits are required. There are no setback requirements for fences under 7’, they can go up to the property line but we do recommend that it be 1-2’ from the property line to leave some room to maintain the fence while on your own property. A fence over 7’ has setback requirements."

Can I install a pool?

Yes, The association requires a project form to be filled out and submitted. The Town states,  "You can. It must conform to the lot coverage requirements, and can be no closer than 15 feet from your side or rear property line and must be behind your house. Be sure you apply for all of the required permits."
